Responsibilities

Plan and control all activities relating to the effective maintenance and management of the properties in charge
Main point of contact to tenants and to the landlord for all matters, including car park operations, delivery of units, and tenants’ alteration & addition works etc
Prepare and implement planned maintenance programme for the maintenance, minor improvement, additional and alteration and repair and redecoration of the property
Implement the quality maintenance programme and comply with government / statutory regulations; conduct regular audits of building and M&E facilities and works
Responsible for all incidents and to vet and sign incident reports for submission
Manage project programmes and provide supervision as and when required
Prepare and put up paper of justifications for alteration and addition works, variation works or relevant term contracts, procurement and maintenance
Ensure that all members of the maintenance team are productive, motivated and able to provide prompt and efficient services to tenants and end user
Compile, collate and analyze on operational data and reports for continuous improvements
Prepare costs estimates for repair works, work specifications, drafting of contracts, invitation for quotes and recommendation for award of contract
Coordinate/organise tenants engagement activities at property level including festive events, fire drills etc.
Responsible to manage a team of 2 for the carpark matters at the respective sites.
Ensure that all operational issues and emergencies are attended to promptly and rectified with minimal inconvenience and disruptions, Raise maintenance issues to bring up to asset managers as and when, with recommended solutions.
Prepare annual operating budgets
Establish, implement and maintain ISO policies as management representative.
Plan, recommend and monitor cyclical and improvement works.

Requirements

Candidate must possess at least a Bachelor Degree in Facilities Management or equivalent.
At least 3 years of relevant working experience.
Possess good communication and interpersonal skills.
Able to work independently as well as a team player.
