Job Description:
We are currently seeking a Lead Specialist, Real Estate Management to join our Singapore HQ, reporting to one of Castlery's co-founders under the Corporate Affairs department. Working closely with the senior management, this position supports the leasing strategy and activities of Castlery by planning, acquiring and managing the company’s network of retail stores and pop-up stores globally.The Retail Property Manager will be an individual contributor position and is a newly approved role in our expansion efforts.
Roles & Responsibilities:
- Support all real estate operations and activities in Castlery’s operating regions
- Identify and evaluate all real estate opportunities through site selection metrics and criteria, demographic analysis and research, to ensure the best location, performance and brand reach for network expansion
- Perform financial analysis and projections of potential opportunities and lease renewals
- Evaluate and monitor commercial terms and lease provisions for the company’s real estate portfolio, including retail stores, offices, and warehouses
- Manage all lease negotiations, lease optimization, deal priorities and compliance
- Provide strategic input and help develop plans for new stores, renewals, closures, expansions, relocations, storage, and pop-up stores
- Develop strong working relationships with Castlery’s key internal stakeholders such as Sales, Customer Experience, Logistics, Merchandising, Creative, Finance, People, IT and Legal teams
- Act as the point of contact and "knowledge-bank" of Castlery’s real estate projects, industry developments and related government regulations
- Conduct research and prepare reports on market trends and competitors’ real estate activities in the operating markets
- Support market analysis and provide recommendations for Castlery’s retail network in alignment with the brand’s strategies
- Coordinate the real estate information, reports, budgets, and memos to ensure that all stakeholders receive timely, accurate and comprehensive information to facilitate discussion, planning, and decisions
- Support the team in reviewing and producing systems, tools and processes that improve Castlery’s real estate portfolio effectiveness
- Develop and manage relationships with the network of landlords, property management and real estate agencies, consultants, vendors, and service providers
Requirements:
- Possess minimally 5 years' of professional retail-space leasing experience (e.g. retail shop space, pop-up store space)
- Experience working as a tenant representative or similar, handling USA, Singapore and/or Australia retail real estate transactions would be highly advantageous but not mandatory
- Real Estate degree preferred, but not necessary for candidates with adequate experience and aptitude
- Experience working in small, dynamic teams and fast-paced environments
- A deep network of landlords and agents along with a strong understanding of real estate strategies to drive market and brand shares
- Highly organized, with the ability to prioritize, multi-task and meet tight deadlines
- Excellent interpersonal and influencing skills
- Strong analytical, problem-solving and negotiation ability
- Effective written, verbal, and visual communication skills
- Entrepreneurial spirit, with the ability to prepare compelling proposals
- Personality and professionalism to smoothly operate in a large, diverse and multi-national environment, balancing corporate demands, brand requirements, while recognizing the uniqueness of each operating market
